Our plans are still evolving and your feedback can help shape them. But at this early stage, we’re proposing a new neighbourhood that will include:

  • Retention of existing landscape features, alongside new public open space for residents and wildlife, with the scheme providing a 10% biodiversity net gain.
  • Enhanced walking and cycling connections, with improved access to public transport.
  • Strong links to nearby amenities, providing convenient access to shops, schools and community facilities.

The site

Site location

The site is located to the southeast of Bolton town centre, within the Farnworth area. It lies just off Plodder Lane, close to the Royal Bolton Hospital to the east. The land forms a triangular area that gently slopes away from Plodder Lane.

The location benefits from good access to local services, public transport links, and existing community facilities, making it a suitable and sustainable place for new homes.

The challenge

The need for affordable housing

There is a clear and growing need for affordable homes in Bolton. Around 16,000 people are currently on the Homes for Bolton waiting list, with average waiting times of around 18 months. On average, 800 to 900 people bid for every three-bedroom home available in the area, highlighting the strong demand for housing across the borough.

This development will help address that challenge by providing affordable housing. The plans are likely to include homes for affordable rent, shared ownership, and other low-cost options, helping local people find a home that suits their needs and budget.

As a family-run business, we’ve seen many changes over the last 95 years. With energy efficiency and greener living high on the agenda, we are building our homes with this firmly in our mind. Our homes incorporate new technology, improved materials and lots of forward thinking to ensure they are ready for the future.

Each property will meet modern building standards and be designed for energy efficiency and low-carbon living, making them more affordable to run. The approach includes features such as:
