Where is the site located?
The site is bounded to the north of Plodder Lane, located to the southeast of Bolton town centre within the area of Farnworth and in close proximity to the Royal Bolton Hospital.

What are your proposals?
The proposals include up to 250 high-quality new homes, designed to meet the needs of local residents. Whether you are buying your first home, raising a family or looking to downsize, there will be a range of options to suit different circumstances and budgets.
The development will provide affordable homes in a sustainable location, close to key amenities in Bolton such as the hospital, shops and green spaces.
Will there be affordable housing?
Yes, some of the homes on the site will be designated as affordable housing. These could include a mix of homes for social rent, affordable rent, shared ownership and other low-cost options. The exact type and mix will be agreed in consultation with Bolton Council as the plans progress.
What will be done to protect local wildlife and green spaces?
We are committed to delivering a development that respects and enhances the natural environment. The proposals will include:
- A biodiversity net gain (BNG) strategy, ensuring that more wildlife-friendly habitats are created than currently exist on the site.
- New green spaces and landscaping to improve the local environment.
- Sustainable drainage systems (SuDS) to manage surface water and reduce flood risk.
How can I have my say on the proposals?
We are committed to open and transparent engagement with the local community. You can share your views through our online survey or by taking part in our webinar. We welcome your feedback on everything from what homes you think are needed locally to ideas for what new public space you would like to see.
What are the timescales for the proposals?
The project is still in the development stage, with the hybrid planning application expected to be submitted in early 2026. This will establish the overall principles for the development alongside detailed designs on part with one area left for further detail to be submitted in the future in accordance with the key principles established. Construction would only begin once detailed approvals are in place.
How long will construction take?
The construction timeline will depend on the final approved plans and will depend on Bolton Council’s timescales for determination. Development is likely to take place over a number of years. Construction would only begin once detailed planning permission is secured.
