Our vision for a new community
Anwyl Homes is preparing plans for new homes on and off Plodder Lane, around two miles southeast of Bolton town centre. The proposed scheme aims to deliver up to 250 new homes in Farnworth, contributing to local housing needs and supporting Bolton’s wider growth strategy.
The land forms part of the early phase of the proposed Health Innovation Bolton site which lies within the wider Northfold growth area. It has been earmarked for new homes and community space, so this parcel is being brought forward now to help meet Bolton’s growing housing need.

How will the project move forward?
Timeline is subject to change due to planning and consultation.
January 2026
Consultation with the community commences.
Early 2026
Anticipated submission of a hybrid outline/full planning application for consideration by Bolton Council.
Summer 2026
Anticipated determination of proposals by Bolton Council.
2027 onwards
If planning permission is approved, then works will commence on the detailed sections of the site with further detailed design on the outline element to be brought forward through a reserved matters application.
